In 2017, a new law made it easy to build an Accessory Housing Unit (ADU) on a Los Angeles property. Now the number of people building these beautiful apartments (aka a granny flat or a mother-in-law's quarter) has exploded, and for good reason. Real estate in the City of Angels is generally quite expensive and limited in square footage. An ADU provides much-needed bonus space, as well as some home equity. What is an ADU? An ADU acts as a self-contained home with its own kitchen, bathroom, bedroom, and living room. It can be attached to or detached from the existing residence and can be built from scratch or as a garage conversion. As an ADU contractor in Los Angeles, we can build your ADU, providing you with an additional living space that acts as a guest house, rental accommodation, living room or separate workspace, or a pool house. Does my home qualify for an ADU? Once again, the law passed in 2017 (see details below) makes this more possible than ever. The most important consideration is that you must own a single family home. If so, you will need a garden/lawn or garage space that is large enough to build the structure you want. Since an ADU acts as a separate house, you will also need space for an additional parking spot, or the house must be located within a half mile of public transportation. If all of this applies to you, you could build an ADU. Will an ADU fit my lot? Every property is different, but the good news is that there is no minimum lot size requirement. The key metric here is that the ADU cannot exceed 50% of the square footage of the main house. For example, an ADU for a 2,000-square-foot home cannot exceed 1,000 square feet. We recommend speaking with our ADU licensed contractor, who can assess the potential of your land and even come up with creative ways to build an ADU, even if you think it might not be possible. Do I need an ADU plan approval? After your ADU contractor has plans for your addition, you will need to contact your local government or the City of Los Angeles Department of Regional Planning. They will review the plan and zoning to determine if your ADU qualifies. We can handle this entire process for you, removing much of your to-do list. How much does an ADU cost? Just as each property is different, so is each ADU. The size of your addition, the finishes, the functionality, etc. all play a role in the total cost. We always recommend speaking with at least three ADU general contractors for cost estimates.
